The two bed market in Warminster really is moving quickly at the moment, and I expect this 2 bedroom property that Move have for sale on the Ridgeway won't be on the market for long. In my opinion this would make a sensible investment opportunity as it is well situated for tenant demand. With gas central heating, allocated parking, a manageable garden and an easy walk into town it ticks lots of boxes.
In the current market I would expect it to achieve £650 rent Pcm and with an asking price of £154,950 would generate and expected yield of 5%.

If you're a Guardian reader you may well be aware that an article was published today listing the top places to buy in the UK on a budget, with Warminster featured at number 10 on the list.
When you take into account our proximity to Bath and Salisbury, the difference in average house prices and the short commute for those that work in the cities Warminster is a very appealing option.
With data from land registry on the 29th April 2016 the average price in Warminster is £211,424 whilst in Bath you'll pay a whopping £406,279. I'll do the maths for you - the difference is £194,855!
With the above in mind, coupled with great commuter links and a secondary school with an impressive track record, I think it's fair to say that whether you're looking to invest in the buy to let market, or want to get on the ladder, then home ownership in Warminster really is an attractive proposition.
